Sanpada is an upcoming residential node of Navi Mumbai, developed by City and Industrial Development Corporation of Maharashtra (CIDCO). Located parallel to Sion-Panvel Expressway, Sanpada has lately become one of the hottest residential destinations in Navi Mumbai.
Sanpada is chiefly a residential locality, but various new commercial pockets are cropping up in the region. Although the locality does not have shopping malls of its own, there are an array of super markets like D-Mart, More, One Step Market, and Future Value Retail Limited.
Sanpada has a lot more to offer other than supermarkets. The locality houses several hospitals and educational institutions. Suraj Hospital, Advanced Eye Hospital and Institute, Neway Hospital, and Millennium Lifeline Hospital are some of the hospitals in the area. The locality also has educational institutions such as Indira Institute of Business Management, Oriental College, Seventh Day Adventist English High School, Sadhu Vaswani International School, and Swami Vivekanand High School.
Connectivity and transit points
Sanpada is well-connected to bus and railway stations, and also to the rest of the city. Brihanmumbai Electric Supply and Transport (BEST) and Navi Mumbai Municipal Transport (NMMT) buses connect Sanpada with other parts of Mumbai.
Sanpada has great connectivity by road to most of the key localities in Mumbai. The 500 series of BEST buses cater connectivity to localities like Wadala, Santacruz, Borivali, and Andheri, while NMMT buses reach localities of Vashi, Kopar Khairane, New Panvel, and Central Business District (CBD) in Belapur.
Sanpada Railway Station, which lies on the harbour line of the Mumbai Suburban Railway network, is one of the main railway stations in Navi Mumbai. Vashi Railway Station, another important railway station, is located very close to Sanpada.
Chhatrapati Shivaji Terminus (CST), which is the main railway station of Mumbai, is 27 km away from Sanpada, while Chhatrapati Shivaji International Airport is 24 km away. Taxis and auto-rickshaws are two other chief modes of transportation used by the residents of Sanpada.

The Q2 (2014) sale prices of multi-storeyed apartments in Sanpada ranged between Rs. 12,300 and Rs. 13,850 per sq. ft, while the rent per sq. ft ranged between Rs. 23 and Rs. 24 for the same period. The rent prices of individual houses for Q2 (2014) was between Rs. 21 and Rs. 25 per sq. ft in Sanpada.
Commercial market trends
Sanpada is a locality which has a good mix of both commercial and residential projects. Just as the residential market has seen a boom in Sanpada, the commercial market is also seeing its share of uprising. Major challenges
One of the key issues that Sanpada faces is the waterlogging in the monsoon season. The Vashi-Sanpada service road witnesses flooding due to the poor drainage system. The Sion-Panvel Highway, on the other hand, lacks sufficient number of streetlights, causing accidents on a regular basis.
The monsoon season has also exposed the quality of construction of a few subways, for example, the one used to reach the Sion-Panvel Highway and Vashi. Barely 300 meters long, this subway is giving way and has posed a lot of danger to motorists. There is also a lot of uneven waterlogging here, but CIDCO has promised to install pumps to drain the water and fix the broken tiles.
Garbage and mud accumulation at different parts of the locality has left the residents fuming. All these issues will have to be tackled by CIDCO immediately.
Factors for growth in the future
Sanpada looks set for a promising future. The bridge connecting Sanpada to Vashi has been open for business and this will boost the connectivity factor for this locality. With malls and other amenities being developed at a fast pace, Sanpada looks to be the next best residential as well as commercial hub of Navi Mumbai.
